Energy Performance Certificates are a statement of how energy efficient a building is. The EPC shows the building energy rating on a scale of A to G with A being the most efficient.
The EPC is a requirement for dwellings and the sale, rent or construction of buildings other than dwellings with a floor area greater than 50m².
They are a result of European Union Directive 2002/91/EC relating to the energy performance of buildings, as transposed into British law by the Housing Act 2004 and The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 (S.I. 2007/991).
The EPC Certificate is a reflection of the energy consumed and takes into consideration of all aspects of the building design affecting energy usage. The energy usage parameters are input into a software program which performs the calculation of energy efficiency.
